Quatrro provides support and solutions to effectively manage Default processes. Our array of services includes simple process such as Referral setup to more complex processes such as preparation of Complaints & Summons package and the Motions for Summary Judgment. We understand today’s need of evolving business and deliver world class service, ensuring accuracy and maximizing bottom line efficiency.
In the Foreclosure space, we provide support to clients both in Judicial and Non-Judicial states. The specific processes we perform for Leading Law Firms are as follows;
1. Foreclosure
Judicial States:
Receive and setup referrals
We access Lender websites (Lenstar, Vendorscape, NewTrak, Clarifire, www.countrywide.com etc) in a secured environment and download the referrals. These referrals are subsequently setup in the client’s Foreclosure Management System.
Title Search & support Title Exam/Review
We perform Title Search on Taxes, Names and Properties. All the relevant documents viz. liens, judgments, affidavits, tax are retrieved and electronically filed.
We also perform preliminary review of the documents and prepare a Title Summary. This is subsequently reviewed by attorneys and acts as a guideline to prepare Complaints & Summons and the Assignment of Mortgage.
Prepare Assignment of Mortgage
We prepare Assignment of Mortgage which is subsequently sent to the end Lender for execution.
Generate Complaints & Summons Package
Based on guidelines provided by the Client, we prepare the Complaints and Summons package which is subsequently filed in the courts.
Prepare Affidavit of Indebtedness
We request the Lender for the figures and prepare the Affidavit of Indebtedness document. This document is then sent to the client for execution. We then follow up with the Lender for the executed Affidavit of Indebtedness wherever required.
Facilitate Process of Services
We support certain activities within the Process of Service by accessing the process server’s websites and update the latest status of the Service in the Client’s Foreclosure Management System.
Prepare Motion for Summary Judgment
We prepare the Motion for Summary Judgment document which is subsequently filed in the Courts.
Non Judicial States:
Receive referral
Foreclosure referrals are received from various client websites – Lenstar, Vendorscape, NewTrak, Clarifire, www.countrywide.com etc). We accesses client websites in a secured environment and download the Foreclosure Referral and Loan Documents such as Recorded Security Deed and Note. Some clients prefer sending the complete referral package via email.
Verification
The following information is verified and included in the foreclosure referral package:
Bankruptcy Search on PACER website
Active Military status
Property Address on USPS website
Pre Sale Process
Based on all the above mentioned documents a foreclosure case is opened in the Foreclosure Management System. Documents such as
Acceleration Letter, Notice of Sale, FDCPA letter, Publication Affidavit, HUD Occupancy Letter, Deed under Power, etc are prepared. We also assign the
Certified Mail Numbers for mailing the documents to the defendants.
Post Sale Activities
Based on the state specific guidelines the Foreclosure Advertisement is published numerous times in the local Newspaper before the property goes into sale/auction.
Publication Packages are sent to the Local Newspapers and the necessary follow-ups are performed to ensure desired number of timely publications.
Advertisement Quality Check
We access the publisher’s website and download advertisement tear sheet. The sale/foreclosure advertisement published in the newspaper is reviewed for accuracy and the required corrections are made.
2. Bankruptcy
Quatrro supports law firms and processing firms in receiving the various types of Referrals and setting them up in the relevant Bankruptcy Management System:

Receive Referrals
We access various Lender websites such as Lenstar, Vendorscape, NewTrak, Clarifire and download the Bankruptcy Referral and Loan Documents such as Security Deed, Note, Assignments, Title Policy, etc.
Bankruptcy Search
The Names, Case Numbers and Social Security Numbers mentioned on the referral for the debtors / borrowers are used to perform bankruptcy search on the PACER website. The current and prior bankruptcies Docket Report, Claims Register, Plans & Schedules are extracted from the website based on the current bankruptcy chapter filed in the court.
Foreclosure Verification
The Foreclosure management system is accessed and a check is performed using the borrower / debtor name, the property address and the loan number to verify and note the status of Foreclosures.
Opening a Bankruptcy File / Matter
As per the information gathered from the above documents a Bankruptcy File is opened in the Bankruptcy Management system. We analyze the documents and enter relevant information related to
- Borrower information, Debtor information, property information, Loan information
- Bankruptcy case details like Petition Date, Creditor Meeting date, Plan confirmation hearing date etc.
3. Evictions
Quatrro supports leading Law Firms and processing firms in receiving Eviction referrals and opening Eviction cases in the relevant Foreclosure Management System to prepare an Eviction Package. The activities completed by Quatrro are:
Receive Referral
Eviction Referrals are received from the client. This may also include the Security Deed along with the other loan documents.
Verification
The following verifications are performed and included in the Eviction package:
Bankruptcy Search on PACER website
Active Military status
Property Address on USPS website
Open a Case
Based on all the above mentioned documents an Eviction case is opened in the Foreclosure Management System where the parties and case information is entered. A unique client matter number is assigned for billing the end client.
Eviction Package
It is prepared for the client’s attorney to file in the court.
